This is the second project that Halvorsen Architects has done as part of the Dunbar Conservation Area Regeneration Scheme (CARS) in the East Lothian seaside town. Although it has a High Street address, the works were mainly at the rear of the building.

The three-storey building, built in the late 18th century, was in urgent need of renovation, with signs of damp on all sides and internally, leaking roofs and broken gutters.

With the CARS grant topped up by a contribution from the owner, the building was re-reroofed, the chimneys repointed, rainwater goods either replaced or repaired, and the external walls painted with a moisture-permeable, flexible paint.

Gutter sizes were increased to cope with the heavier rainfall that is now occurring. Lead watergates were installed to replace cement skews on the gable ends and around the chimneys. Skews (whether cement or lime-based) have a maximum life of ten years. A well-detailed lead watergate should last at least 100 years.

Seagull guano was a major problem at the property and anti-seagull protection was installed on both the chimneys.
